When you have a large population of people needing housing, what you you do first? You would probably just try and use what you already have. That was the plan several decades ago. Just let the students live in the extra bedrooms of all the local people living near the university. Over time, most of those houses eventually became rentals all the time. As the college grew, the need for more off campus housing grew as well. Eventually, the big dogs always notice opportunities like that.

Now, when you look around the Athens campus, the place is peppered with apartment complexes, condos, and new places to live. You can’t escape it. As the demands change, so does the market. Good luck finding a student living with a random family in the same space. Those days are gone. Most housing that can support being a full time rental has already made the transition.
